Buyers:
- When looking for property to buy, an agent can be your savior. When working with an agent,
that person is looking out for your best interests.
- With an agent, you can let that person do the research for you.
- Your agent can show you any listing on the market.
- Your agent has more resources available to locate that special property for you.
- If you are working with an agent and see a property you may like to see, get in contact with your
agent. You do not need to call the listing agency on the sign.
- Signing an Agency Disclosure provides to you all the loyalty, confidentiality, and services an
agent has to offer.
Sellers:
- When deciding to sell your property, your thought may be that you could make more money if
you do "For Sale by Owner".
In alot of ways, this is not true.
- An agent will promote your property for you in the MLS system, which is available to thousands
of agencies.
- An agent will also advertise your property among their internal clients, company websites, personal
websites, multiple classified websites and local news papers to expose your property to as many potential buyers as possible.
- Your agent will show your property to any potential buyers, based on your schedule.
- Your agent is responsible for the dealings and questions asked that you just may not have time
to answer.
- Your agent will be compensated upon the sale of your property, based on sale price. The standard
rate of commision is 7%.
- The 7% commission in most sales is split between the Buyers Broker and Sellers Broker. Then
the agent of the Seller and agent of the Buyer, are compensated by their Broker.
- Bottom line, when signing an Agency Disclosure, your agent is working for you and your
best interests.
